Villa Magia is a typical Amalfitano home perched on the cliffs just 7 minutes from the center of Praiano with vaulted ceilings and a tasteful mix of white walls and handmade terracotta painted tiles. It is 350 square meters (3770 square feet) featuring a private swimming pool (open from May to end of October), spacious private terraces with sea views, a private garden, air conditioning, winter heating and WI-FI Internet access.
The Villa is located in a perfect location to explore the Amalfi area: 6,5 km to Positano, 8 km to Amalfi, 30 km to Pompei and 70 km to the Naples Airport. The villa is located just a few steps to restaurants, bars and the main shops. You will find the nearest restaurant at 5 minutes, the SITA bus stop for the Amalfi Coast – Sorrento line is a few meters away and the nearest beach at walking distance. Surrounded by large terraces with lush Mediterranean plants and flowers, the villa boasts impressive views of the sea from Salerno to Capri, from Positano to Amalfi.
You can reach Villa from the main entrance of the building without having to climb any steps. There is private parking just inside the entrance gate for two standard vehicles.
ACCOMMODATION
The villa was built on multiple levels creating a multitude of gorgeous terraces. The first terrace is 20 sq. mt. (215 sq. ft.), accessible from the first living room through an arched glass door. It is equipped with tables and chairs. The second and third terraces are on the second floor of the villa, they are 40 square meters (430 square feet) each, partly shaded by a pergola with a bamboo roof. They are equipped with tables, chairs, deck chairs and an external shower as well as wooden benches.
Here you will also find a brickwork barbecue and a wood-fired pizza oven. From the terrace you will enjoy a splendid view of the sea, of Praiano and the Amalfi coast and of the small Li Galli islands in the distance. The fourth terrace is 50 sq. mt. (540 sq. ft.) accessible from the third and fourth bedrooms. It is partly shaded by a pergola with a bamboo roof and has built in benches, as well as tables, chairs and deck chairs.
The ground floor offers the first of several living rooms with high vaulted ceilings and is paved with original terra-cotta tiles. The furnishings are classic, comfortable and welcoming, and include some antique pieces. There is a large, elegant stone fireplace for decorative purposes only. In the living room you will also find a well equipped kitchenette, with a five-burner gas stove, an electric oven, a large refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, a toaster and other small appliances.
The dining table can accommodate ten guests comfortably. From the living room you can access the third terrace with a view of the sea and of the coastline through a glass door. The room has two windows with a view of the sea and of the Li Galli islands.
It is equipped with an air conditioning/heating unit and a half-bath. You can access the second living room from the first living room through an archway. The furnishings are elegant, refined, some antique pieces, and include two long sofas and an armchair. The room has two windows with a view of the sea and of the Li Galli islands. The mezzanine has a matrimonial bed (160 cm/62 in, wider than a queen-size bed), and a single bed can be added upon request. The ceiling is high and vaulted. From the mezzanine level you can enter the swimming pool area with a view of the sea and of the coastline through its glass door.
The First Floor
access the second bedroom from the corridor to find a twin sized bed (80 cm/32 in) and two arched windows opening into the first living room. This bedroom has a small en-suite bathroom, with a washbasin, a toilet and a fully enclosed shower. There is also a small furnished garden on this level.
The Second Floor
is where we find the third and fourth bedrooms one double and one twin. Enter the third bedroom with high, vaulted ceilings from the hallway to find a matrimonial bed (160 cm/62 in, wider than a queen-size bed). The furnishings include an armchair and a desk, a large satellite television and an air conditioning/heating unit. Large panoramic window for indoor viewing of the coastline or you can go through the glass doors to access a terrace and breathe in the sea air before you while the salty wind blows through your hair.
The fourth bedroom has two twin beds (80 cm/32 in), that can be pushed together to form a king bed upon request. The size and features are similar to the third bedroom. These two rooms share a large bathroom tiled with shiny handmade majolica tiles and is equipped with a washbasin, a toilet and a Jacuzzi bathtub. You can access the bathroom from the corridor.
The laundry room is accessible from the first living room. Here you will find a washing machine, an iron and an ironing board at your disposal.
The fitness center is accessible from the second living room going down eight steps. Here you will also find a sauna and a full bathroom equipped with a washbasin, a toilet and an enclosed shower.
The swimming pool is 3 mt x 6 mt, and from 20 cm (8 in) to 1,6 mt deep. The swimming pool area is equipped with table, chairs, a sun umbrella and a couple of deck chairs. You have a wonderful sea view from here with the Li Galli islands in the distance. The pool is open from mid-April until mid-September.

LOCATION
You will find the closest restaurant at 200 meters (Kasai), a grocery store at 300 meters, (with free delivery service) the stop for the bus a few meters away and the closest beach (“la Gavitella”) at about 800 meters including 300 stairway steps, or “Marina di Praia” beach at 5 minute by car.

You will not need a car. If you do have one, you will be able to park it on the premises, inside the entrance gate. The free parking space is suitable for maximum 2 cars.
